Sedanstraße 23–27

The Koehler Group acquired the complex at Sedanstraße 23, 25, and 27 in December 2021. The three apartment buildings were constructed in 1929, are listed as historic landmarks, and are located in the Aachen-Mitte district, within walking distance of downtown Aachen, approximately 2 km away. The location benefits from its proximity to the A544 federal highway as well as a well-developed infrastructure of local amenities. As a hub for higher education, Aachen—home to RWTH Aachen University—is one of the most important university cities in North Rhine-Westphalia. Since the acquisition, the Koehler Group has invested approximately 1.2 million EUR in the property, including roof renovation and the conversion of the attic into six new residential units, adding approximately 450 m² of additional rental space. The property is fully leased, and the annual net base rent has increased significantly since the acquisition.
