Built in 1920, this apartment building is located on Rosensteinstraße in northern Stuttgart, a long-established residential neighborhood directly adjacent to Rosensteinpark. The property falls within the scope of the Nordbahnhofviertel Preservation Ordinance and borders the development area of the new urban quarter being created as part of the Stuttgart 21 project. The planned S-Bahn station is to be located in the immediate vicinity. The Koehler Group acquired the property in February 2021. In 2022, a building permit was obtained for the attic conversion, and final inspection took place in September 2023. The conversion created four additional residential units, bringing the total number of units in the property to 13. The net base rent has increased significantly since the acquisition.
