A cultural landmark from the Gründerzeit era in Stuttgart-West, featuring a fully completed renovation.

The property at Bebelstraße 23 and 23/1 is located in Stuttgart-West, one of the most densely populated and sought-after residential neighborhoods in the state capital, within walking distance of Schwabstraße with its subway connection and just a few minutes from the Stadtgarten and the city center. The front building, a Wilhelminian-style cultural monument situated on a lot of approximately 641 m², defines the established, middle-class street front and forms the historic centerpiece of the complex. As part of an extensive renovation, 21 apartments and two retail spaces were created in the front building, representing an investment of approximately 1.8 million EUR. The work included a complete electrical installation, a central smoke detection system, emergency lighting, and the replacement of all plumbing systems. The annual net rent (excluding utilities) has increased significantly since the acquisition.
