Wächterstraße 2

The building at Wächterstraße 2 dates from the late 19th century and is one of the most distinctive Gründerzeit buildings in southern Stuttgart. The articulated sandstone facade with neoclassical stucco elements characterizes the streetscape south of Wilhelmsplatz, within walking distance of downtown and with access to the U1 and U14 light rail lines. The complex comprises a five-story main building with an annex, as well as a rear building with a total of eight residential units and one commercial unit on the ground floor. The KOEHLER GROUP acquired the property in July 2021. Since then, the facade, stairwell, and heating system have been renovated, and apartments have undergone complete refurbishment whenever tenants have moved out. The property is fully leased, and the base rent has increased by 18% since the acquisition.
