The building at Hegelstraße 5–11 dates back to 1870 and was originally part of the Thiepval Barracks. The historically protected property is located directly next to Tübingen’s main train station and is connected to the public transit network, which allows for travel to Stuttgart by regional train in under an hour. The complex, formerly used as a riding hall and office building, is located in the urban transition zone between the station district and the Neckar riverfront. Since its acquisition in October 2020, the windows have been replaced. The KOEHLER GROUP has applied for a change of use from office to residential in 2024. The annual net rent (excluding utilities) has increased by 8 percent since the acquisition.
