KOEHLER Real Estate is renovating a historic building in Stuttgart

As early as 2022, KOEHLER Real Estate acquired the building housing the municipal pawnshop in Stuttgart from Pfandleihe Stuttgart GmbH, a subsidiary of Landesbank Baden-Württemberg.

The historic building in downtown Stuttgart was built in 1897 specifically for the pawnshop and, until recently, was operated by the pawnshop across its entire area of over 2,300 square meters spread over six floors.

Once the historic supporting pillars have been exposed, floors 2 through 4 will feature state-of-the-art, open-concept office spaces that create a very special atmosphere thanks to the building’s historic charm.

Modernization in Compliance with Historic Preservation Regulations: New Office Space Created Through a Major Renovation in Stuttgart

Due to the structural shift in the pawnbroking business toward significantly smaller yet more valuable items, floors 2 through 6 were cleared out, making them ready for a complete renovation. In close coordination with the historic preservation office, state-of-the-art office spaces are being created on these floors in a highly sought-after downtown location.

In collaboration with the architectural firm Tennigkeit+Fehrle, the building is being brought up to the latest technical standards: a passenger elevator, air conditioning, new plumbing, wiring, and a completely new roof—including insulation—form the basis of this extensive modernization, which complies with historic preservation regulations.

In total, this will create approximately 1,355 m² of high-quality, centrally located office space where collateral was previously stored.

Thanks to a new roof insulated from the outside, the previously difficult-to-use attic has been made fully usable and offers a wonderful view of Wilhelmsplatz from the new window front.

Completion and marketing of the office space by 2024

The KOEHLER Real Estate team, led by Dr. Philipp Zinsmayer and Axel Steeb, is working full steam ahead on the project and aims to complete it by January 1, 2024.

Marketing of the office spaces—which can be divided into individual units starting at approximately 151 m²—has also already begun.
