The building at Neckarstraße 140 is part of a Wilhelminian-style complex in Stuttgart’s Ost district and has a history of varied uses. Originally used as an office and workshop building, it underwent a major renovation in 1986 by the firm of Stuttgart architect Horst Sannwald. The property is located directly on Neckarstraße and offers excellent access via nearby light rail stops.

The Koehler Group acquired the property in November 2019. In 2020, a new subdivision permit for five independent residential units was obtained from the Stuttgart Building Authority; the floor plans were revised by the firm Steim Architekten. The property is fully leased.
