The property was built in 1933 as a mixed-use residential and commercial building and has been privately owned ever since. It is located at the corner of Hallschlag and Am Römerkastell in the Bad Cannstatt district. The Koehler Group acquired the property in 2019 and has since made targeted investments in its renovation: In addition to re-leasing individual apartments at market-rate terms, the attic was fully converted into living space in 2020.

The ground floor now houses a bakery and a restaurant. All units are fully leased, and the base rent has increased significantly since acquisition.
