Schwabstraße 3

Schwabstraße 3 is located in western Stuttgart, one of the most sought-after residential neighborhoods in the state capital. This Gründerzeit-era building, dating from around 1890, is within walking distance of the Schwabstraße light rail stop (U1, U14) and just a few minutes’ walk from the shopping district along Weststraße and Rotebühlstraße. The building, with its historic clinker brick facade, underwent a complete renovation in 2011: the electrical system, water, and sewer lines were replaced; new double-pane windows were installed; the bathrooms and built-in kitchens were redesigned to a high standard; and the attic space, including a balcony, was converted. All seven residential units are fully leased. Since the Koehler Group acquired the property in February 2018, the annual net base rent has increased by 31%.
